Booked a Maastricht viewing from abroad? Get it seen in person.

Booked a viewing in Maastricht that you can't travel to? An ID-verified SpotView viewer can attend it for you. One price, €29 including BTW, covers the visit: a GPS check-in at the door, photos and video of the home and the street around it, a scored 24-point checklist, your questions put to the landlord or agent, and a written verdict that reaches you the same day.

In 2025, 61% of Maastricht University's 22,933 students were international, and UM says it doesn't offer student accommodation and strongly advises against arriving without it. MyMaastricht, an official partner of the municipality, UM and Zuyd, suggests an online viewing, or a friend visiting in your place, if you aren't in the city yet. A verified viewer stands in for the friend you may not have there.

Maastricht's room market in 2026

Rooms are getting dearer fast. Kamernet's Q2 2026 rent report gives a median room rent of €550 a month for Maastricht, 15.8% higher than a year earlier, a rise the report describes as above average.

Most of what you'll be shown is privately owned. Of Maastricht's almost 20,000 student rooms and studios, over 80% are owned by private landlords and companies, against roughly 3,000 held by housing corporations. So the person showing you round, and answering your viewer's questions, is usually a private owner or an agent.

Timing still matters. Maurice Evers of Maastricht Housing told L1 that starting your search in July or August is too late, even though providers reported more empty rooms in the autumn. UM warns that rooms go quickly in summer, so at a summer viewing, expect competition and little time to decide.

How to find a room in Maastricht from abroad

Questions that matter at a Maastricht viewing

  • Will you be able to register?

    Anyone moving from abroad to study here for longer than four months has to register with the municipality, and MyMaastricht says to bring a contract signed by both parties, or written permission from the main occupant. Whether registration (inschrijving) is allowed is one of the standard questions your viewer asks.

  • Is there a permit to let rooms?

    The municipality requires a permit (omgevingsvergunning) to convert a house into student rooms. The main exception is an owner who lives there and lets out no more than two rooms. If you're viewing a room in a shared house, put the permit on your question list and the viewer will raise it.

  • Deposit and extra fees

    The legal ceiling for a deposit is two months' basic rent on contracts signed since 1 July 2023, and MyMaastricht treats two months or more as a reason for caution. UM flags mediation and administration fees as illegal extra costs. Your viewer asks about the deposit and how it is repaid; add any fee you've been quoted to your questions.

  • Could the rent be over the legal limit?

    To work out a room's maximum rent, the Huurcommissie's check asks for four inputs: the floor area of your room and of the shared spaces, how many people share those spaces, and the WOZ value of the building. When you book, add questions on the room's size, the shared areas and how many people live in the house; the viewer notes the landlord's answer to each.

Scams aimed at renters who can't come and look

Maastricht Police get many reports of housing fraud each year, according to UM, and MyMaastricht notes that many active scams run on websites such as Facebook. Its bluntest warning is for people searching from a distance: never transfer money to a landlord who says they are abroad and will send the keys later.

Sending someone to the address answers the most basic question first: is the home real, and can the person letting it to you open the door? If your viewer can't get in, half the fee comes back to you.

Arranging the slot is your part: agree a time with the landlord or agent and let them know a representative will come in your place. We supply a message you can send. The job is offered to verified viewers in and around Maastricht. If nobody from that group can do it, we cancel and refund you in full.

Maastricht viewings: questions

  • Can you get me a UM Guesthouse room or a place through Maastricht Housing?

    No. SpotView doesn't hand out or search for housing. Our job starts once you have a viewing booked: we attend it and report back. UM Guesthouse and corporation rooms go through Maastricht Housing, which charges €35 to register.

  • My viewing is in Heerlen or Sittard rather than Maastricht. Can a viewer go?

    Book it under Maastricht and enter the full address. It goes to the same pool of verified viewers in and around Maastricht; if no one can take the job, we cancel the booking and charge you nothing. According to UM, both towns have good train or bus links to Maastricht.

  • The landlord says they're abroad and will post me the keys. Is a viewer worth booking?

    MyMaastricht's advice is never to transfer money in that situation. A viewer is only useful if someone in Maastricht will open the door at a set time. If no one does and your viewer can't get in, half the fee is refunded, and the viewer still walks the neighbourhood and checks whether the address is genuine.

  • Who can check my Maastricht contract before I sign?

    Huurteam Zuid-Limburg. UM, the municipality and the regional partnership ESZL created it to help students with rental problems. It checks rents and contracts free of charge and can contact your landlord for you. Take along your viewer's answers on room size and housemates, if you asked for them.
