Overall impression
A room in a four-person student share on a quiet residential street near Delft. It wins on location and price: calm surroundings, supermarkets five to six minutes away by bike, and — rare for student housing — a two-year contract on offer, enough to carry a bachelor to the end. Two rooms are available and they are not equal: Room 1 has two windows and excellent light, Room 2 a single window and light that is merely fine. The interior is where the compromises sit.
Issues spotted
The shared kitchen was dirty on the day and is poorly equipped: a manual gas hob, a fridge that is small for four people, and no table, so eating in there isn't really possible. One shower for four residents means morning queues; the second bathroom holds only a toilet. Sound insulation is weak — you will hear your housemates and they will hear you. The stairs to the first and second floor are very steep and narrow, awkward to walk down and a real problem on move-in day. Bike parking is uncovered. And demand is high: at least six people viewed for two rooms, so realistically you are competing with about three others per room.
Neighbourhood
Quiet, clearly residential and easy to settle into, along a canal road just outside Delft. Daily essentials are close — supermarkets are a five to six minute bike ride — and the city and campus are within an easy ride. This is the property's strongest suit and the main reason to take it.
