SpotView is a marketplace of ID-verified viewers who attend rental viewings for people who can't be there. In Enschede, for €29 with BTW included, a viewer checks in at the door with GPS, photographs and films the home, scores it on 24 checks, asks the landlord or agent the questions you wrote and sends you a written verdict.
Enschede has the cheapest rooms in Kamernet's latest rent report, but a low rent doesn't tell you whether the house may legally let rooms, what state it's in or whether the advert is real. A viewer at the door can look and ask.
Enschede's room market in 2026
In Kamernet's quarterly rent report, the median Enschede room was advertised at €388 a month in the second quarter of 2026. That is 10.2% more than a year before, yet still the lowest of the 17 cities covered; the national average for a student room was €643. Argos checked more than 2,500 Kamernet adverts nationwide between late June and late August 2026 and found six in ten priced over the legal maximum, against 14% in Enschede.
In September 2026 the municipality told U-Today its monitoring showed no current shortage of student rooms, though the University of Twente (UT) added that finding a room isn't always easy. Saxion warns that the busiest months are August to October, with a second rush in January and February.
Who lets rooms in Enschede
Veste Wonen
Veste has some 3,000 student homes, on the campus and in the city centre. By the UT's figures its campus rooms cost €350 to €550 a month, utilities and wired internet included.
Roomspot
The housing platform for Enschede and Hengelo, run jointly by the municipality, the UT, Saxion, Veste Wonen and a youth housing foundation. Rooms in a group go by co-optation: the residents pick their next housemate.
Private landlords and agencies
The UT calls Kamernet, Pararius and Roomspot safer places to search than Facebook or Marktplaats. With a private landlord or agent, the viewing is your one look before signing.
Campus, city centre and Hengelo
The University of Twente's campus lies between Enschede and Hengelo. Bus 1 runs there from Enschede station, bus 9 passes it between the two cities' stations, and the F35 cycle route is signposted all the way from the centre.
Saxion also points students to Hengelo and Almelo, with one border-city limit: non-EU students with a study residence permit may only live in the Netherlands, not just over the border in Germany.

Is the house allowed to let rooms?
Unless it's hospitaverhuur, a home shared by three or more people who aren't one household needs a room-rental permit, unless rooms were already let there before 24 December 2016 and the letting hasn't stopped for more than a year. The municipality publishes a map of legal room-rental buildings and says it actively enforces against those missing from it. Check the address first; if it isn't there, add the permit to your questions.
Is the rent above the legal maximum?
The municipality's list of landlord rules forbids a rent above the points (WWS) maximum for low- and middle-segment homes. Add the room size, the number of housemates and the shared facilities to your questions and the viewer records them, so you can run the Huurcommissie's huurprijscheck.
Deposit, contract and fees
The same list caps the deposit at two months' basic rent, requires a written contract and a full overview of the service costs, and bars letting agents from charging tenants a mediation fee. Your viewer asks about the deposit and the service costs.
Will you be able to register?
Moving from abroad, you register in person at the municipality with your original rental contract. Your viewer asks whether registration (inschrijving) is allowed; the UT calls a landlord who says no a red flag.
Fire safety and the state of the house
The municipality reminds room-rental owners that fire safety is their job. Smoke detectors are among the 24 checks, with damp, heating and bike storage.
Scams aimed at newcomers who can't come and look
In June 2025 U-Today reported how two Polish exchange students paid €1,650 for a flat from the Facebook group 'Wohnungen in Enschede' on the strength of a contract and recorded video tours. Arriving around midnight, they found nobody with the keys. Their advice: insist on a live video viewing.
A viewer at the address goes further, confirming the home exists and that whoever shows it can let them in. Should the viewer be turned away at the door, you get 50% back, plus a neighbourhood tour and a legitimacy check on the address.

Can SpotView get me a room through Roomspot or the University of Twente?
No. Roomspot offers, the UT's guaranteed room among them, go through Roomspot itself. SpotView doesn't hand out housing: we send a viewer to a viewing you've already booked.
Can a viewer apply for a Roomspot group room for me?
Not usefully. In co-optation the residents are choosing a housemate, and nobody can be chosen on your behalf. A viewer is for homes let by a landlord or agent.
My viewing is in Hengelo or near the campus. Can you cover it?
Give the full address when you book. We offer the job to verified viewers in and around Enschede; if none of them can take it, we cancel the booking and refund you in full.
The landlord lives in the house. Does it still need a room-rental permit?
Not for hospitaverhuur, where someone who lives in the home lets rooms to one household. No permit is needed, but conditions apply, including a rental contract and both of you being registered at the address.
