SpotView sends an ID-verified viewer to the Utrecht viewing you've booked but can't attend. For €29, BTW included, they check in at the door with GPS, photograph and film the place, score 24 checks, put your questions to the landlord or agent and send you a written verdict the same day.

Utrecht is a city where that check earns its keep. Rooms here cost more than almost anywhere else in the country, most of those advertised on Kamernet are priced above the legal maximum, and the rooms Utrecht University reserves for new international bachelor's students were fully booked by late May.

The Utrecht rental market in 2026

Kamernet's rent report for the second quarter of 2026 put the median asking rent for a room in Utrecht at €775 a month. Of the cities the report gives figures for, only Amsterdam (€950) was higher. HU University of Applied Sciences tells incoming students to expect €450 to €1,100 a month, for rooms anywhere between 7 and 20 square metres.

What a room costs and what it may legally cost are different numbers. The investigative programme Argos checked Kamernet room adverts from late June to late August 2026 against the points system and found 72% of Utrecht rooms priced above the maximum. The municipality's answer, reported in September 2026, is that advertising an overpriced room isn't itself an offence — it can only step in once the room is actually rented. Knowing the numbers before you sign is up to you.

Where people find a place in Utrecht

  • SSH, through ROOM.nl

    SSH is the city's big non-profit student landlord. Its long-stay rooms are let through ROOM.nl, and Utrecht University puts the waiting time at 40 to 46 months — longer than most bachelor's degrees. Worth registering early; not something to rely on for your first year.

  • Rooms reserved by the university

    Utrecht University reserves a limited number of furnished SSH Short Stay rooms and studios for new international students, in residence buildings at Utrecht Science Park and the International Campus Utrecht. For bachelor's students starting in September 2026, every one was booked by 27 May.

  • Shared houses that choose their housemates

    Many rooms in existing student houses go through hospiteren: the current housemates hold a viewing evening and pick who moves in. HU says its students attend about ten of these evenings, on average, before they land a room.

  • Private landlords, agencies and platforms

    Kamernet, HousingAnywhere, Holland2Stay, Xior and Hospi Housing, which places you in a room in a host's home, are all on HU's list. The Argos figures come from Kamernet adverts, and this end of the market is where seeing the place in person does the most work.

Areas, campus and getting around

Utrecht University's main campus is Utrecht Science Park, formerly De Uithof. Trams 20, 21 and 22 and buses get there from Utrecht Centraal in about fifteen minutes, and on the campus itself the bike is the main way to get around.

With so little on offer in the city, the university advises widening the search. By its count, Bunnik, Houten, Bilthoven, Maarssen, Driebergen and Woerden are 5 to 10 minutes from Utrecht Centraal, and Nieuwegein, Amersfoort and Hilversum 15 to 20 minutes.   • Is the rent within the legal limit?

    With seven in ten Utrecht rooms advertised above the maximum, add your room size, the shared spaces and the number of housemates to your questions and your viewer records them for the Huurcommissie's huurprijscheck. If the rent turns out too high, the municipality takes reports through its meldpunt, and students can get free advice from VIDIUS.

  • Can you register at the address?

    You have to register within five days of arriving, with proof of address such as a rental contract, to get your BSN. In Utrecht you can do it at the Utrecht International Center, which guarantees the BSN during the appointment (a service fee may apply). A landlord who won't allow registration (inschrijving) is a reason to keep looking.

  • How many people live in the house?

    In Utrecht a landlord may rent a home to at most three people without a permit; four or more needs the municipality's room-rental permit. For a large shared house, add the permit to the questions you write when booking and your viewer will put it to the landlord.

  • Deposit, service costs and extra fees

    For contracts signed since 1 July 2023 the deposit is capped at two months' basic rent, and no landlord may ask for key money. Your viewer asks how many months' deposit, how it's refunded and what the service costs cover.

Scams aimed at students searching from abroad

Utrecht University warns that rental scammers reuse photos from other adverts, borrow stolen identities and sometimes pose as the current tenant, then push for money before any viewing. Nationally, scams went from 1.4% of the reports to the LSVb student union's housing hotline in 2022 to 9.3% in 2024, and the union says international students are particularly at risk.

A viewer at the door settles the first question: the address exists, and whoever is showing it can open it. If your viewer is refused entry, you get 50% back and still receive a neighbourhood tour and a legitimacy check on the address.

  • Can SpotView get me an SSH room or a place through Utrecht University?

    No. We don't allocate or find housing — we attend a viewing you've already arranged and report on it. For the furnished rooms the university reserves, apply through Utrecht University; for SSH's long-stay rooms, register on ROOM.nl.

  • Can a viewer go to a hospi evening for me?

    Not usefully. At a hospi evening the housemates are deciding whether they want to live with you, so a stand-in can't win the room for you. A viewer helps with everything else: rooms and studios let by landlords and agencies, and any listing you want seen before you pay.

  • My viewing is in Houten, Zeist or Nieuwegein. Can you cover it?

    Put the full address in your booking and we'll confirm whether a viewer can get there.

  • I've already signed. Can I still check the rent?

    Yes. Signing doesn't stop you having the rent checked. Run the room's details through the Huurcommissie's huurprijscheck; if the rent is too high, ask the landlord to lower it, and if they won't, take it to the Huurcommissie. Check its website for the time limits that apply to your contract.
