An ID-verified SpotView viewer can go to the Nijmegen rental viewing you've arranged but can't get to. For €29, BTW included, the viewer records a GPS check-in at the address, takes photos and video of the room, scores it against 24 checks, asks the landlord or agent your questions and writes up a verdict.
Radboud University calls Nijmegen the oldest city in the Netherlands, and more than 45,000 students live there. Radboud says plainly that it can't arrange housing for every incoming international student, and it advises against arriving without a room. If you're following that advice from another country, you're choosing a room you haven't stood in.
What Nijmegen rooms cost, and what they may legally cost
Radboud's figures: €475 to €750 a month for a room through an estate agent, €750 to €1,200 for a self-contained studio or apartment, and €350 to €650 for a room sublet by a student. A room of your own in the SSH& complexes Radboud lists costs €447 to €642, with energy, water and internet included.
An asking price isn't always a lawful one. Between 26 June and 21 August 2026, the Argos programme compared room adverts on Kamernet with the points system. Nijmegen came out above the national figure of 59%: 65% of the 52 rooms checked there were over the limit, and on average by €182 a month. Argos also reported that Nijmegen had so far issued no fines and lowered no rents.
Who lets rooms in Nijmegen, and where a viewing fits
SSH&
Nijmegen's student housing foundation publishes new rooms every Wednesday at 12:00 and allocates them by weekly draw, which a viewer can't enter for you. We don't find or allocate housing.
Estate agents and private landlords
Radboud lists more than twenty agencies and platforms, from Kamernet and Pararius to firms such as Rotsvast and Direct Wonen Nijmegen. The Argos figures come from Kamernet adverts, so this is where checking the rent pays off.
Student sublets
You deal directly with the student, who is a tenant rather than the owner, so ask whether subletting is allowed and whether you can register.
A room in someone's home
Radboud and the municipality both mention Hospi Housing. When the owner lives in the house, the letting may count as hospitaverhuur, which Nijmegen regulates separately.
Campuses, nearby towns and getting around
Nijmegen Heyendaal station sits right next to HAN's campus, about two minutes on foot, and bus 15 links Nijmegen Centraal, Heyendaal station, the Radboud campus and Lent.
HAN suggests widening the search to nearby places such as Lent, Malden and Weurt. Arnhem is the other option: SSH& lets rooms there too, and HAN has its other campus there.
Include the full address in your booking. The job goes out to verified viewers in and around Nijmegen, and if nobody in that group can take it, we call the booking off and you owe nothing.

Can you register at the address?
Staying four months or more? You must register in person with the municipality within five days of arrival, with a rental contract signed by landlord and tenant. Registering gets you your BSN: the municipality posts it within four weeks, though at the sessions Radboud runs for its international students it's handed over at the appointment. Your viewer puts the inschrijving question to the landlord directly.
Is the asking rent above the maximum?
The Huurcommissie's huurprijscheck for a room needs the house's WOZ value, your room's area, the shared area and how many people share it. Put the room size, the shared spaces and the number of housemates on your question list and the viewer records the answers; the WOZ value you can look up yourself.
Does the house have the right permit?
Nijmegen lets a landlord rent to at most two people without a permit. Letting to three or more people who aren't one household, or letting three or more rooms, needs one, and in homes below a set WOZ value it isn't allowed at all. For a shared house, add the permit to your questions.
Furniture, costs and deposit
HAN notes that rooms on housing sites aren't always furnished, and Radboud says never to pay a mediation fee. Your viewer asks what furniture comes with the room, what the service costs cover and how much deposit is due; for contracts since 1 July 2023 it can't exceed two months' basic rent.
Scams aimed at renters searching from abroad
Radboud's advice: don't transfer large amounts before you've seen the room, be careful with a landlord who wants a copy of your ID, and check the address is student accommodation rather than, say, an Airbnb. Its fallback, a video call and online tour with the landlord, shows only what the landlord chooses to film.
A viewer on the doorstep answers the first question any scam raises: is there a real room here, and can the person showing it open the door? If the viewer can't get in, half your money comes back, and you still get a neighbourhood tour and a check on whether the address is legitimate.

For Lent or Malden, book under Nijmegen with the full address; for Arnhem, choose Arnhem as the city. Either way, if no verified viewer can take it, we cancel and refund you in full.
I found the room in a Nijmegen Facebook group. Is a viewer worth it?
Yes, especially there. Radboud warns that many scammers have used Facebook groups in recent years. A viewer at the door confirms the room exists and that the person showing it has access, before you send money.
The rent looks too high. Who can help in Nijmegen?
Run the room through the Huurcommissie's huurprijscheck first. If you think you're paying too much or have a problem with your landlord, the municipality says Huurteams Nijmegen can help you free of charge.
