Tilburg is one of the calmer Dutch student cities, but a room here still deserves a close look: rents are rising fast, and most of the Tilburg rooms Argos checked on Kamernet were advertised above the legal maximum.

The Tilburg room market in 2026

Kamernet's Q2 2026 rent report has the median Tilburg room at €595 a month, 11.2% dearer than a year before. The average student room across its 17 cities rose 6.2%, and the report sees the steepest increases shifting to regional student cities such as this one.

Supply is less stretched. The Kences student housing monitor, reported by Univers in September 2026, finds 20,200 student homes missing nationwide but names Tilburg with Wageningen, Arnhem, Leeuwarden and Ede as the places with the fewest problems. Even so, Tilburg University, where 4,559 of the 18,400 students in 2025 were international, says only 30% of its international first-years secured a room through its preferred suppliers in previous years.

    Alwel, Laurentius and WonenBreburg let student rooms and studios in Tilburg and Breda through this shared site. As the selected candidate you get an email and 24 hours to confirm you'll view, and you accept or decline only after the viewing. Miss that window or refuse three offers and your registration is temporarily blocked; back out after accepting, while the landlord checks your details, and there are costs.

  • Private landlords and outgoing tenants

    Of the rooms in Kamernet's Q2 2026 analysis, 49% were listed by private landlords, 39% by tenants already living there and 11% by letting agents. The person at the door may be a departing housemate, not the owner, so find out who signs the contract before paying anything.

How to find a room in Tilburg from abroad

Overpriced rooms, and who checks them

Argos compared Kamernet room adverts with the legal maximum between late June and late August 2026. Of 72 Tilburg rooms, 68% were too expensive, on average by €189 a month: a bigger share than in Breda (66%) or Eindhoven (about half).

Fines are rare. Omroep Brabant reported in September 2026 that the municipality had received nine reports of excessive rent since 2025, found three justified and fined one landlord. Huurteam Tilburg, the city's tenant advice centre, logged 551 such reports in 2024 and 2025, and 466 home inspections led to 323 rent reductions.

The Huurcommissie's huurprijscheck calculates a room's legal maximum from four inputs: room size, shared spaces, the number of people using them and the building's WOZ value. Add the room size, the shared spaces and the number of housemates to your questions when you book, and your viewer records the answers.

What we check that matters most in Tilburg

  • Is it a known room-rental house?

    A Tilburg landlord needs an omzettingsvergunning when three or more people rent rooms in the same property, and the city keeps an online map and a list of the room-rental houses it knows of. A home with three or more people in rooms that isn't on that list, it says, is being used for room rental wrongly. Check the address before the viewing, and add the permit to your questions.

  • Can you register at the address?

    Registering is how you get a BSN, and Tilburg accepts a rental contract as proof of address, or consent and a copy of ID from the main occupant you'll live with. Our viewer asks whether registration is allowed; a no means keep looking.

  • Is the offer genuine?

    Among Tilburg University's warning signs: a landlord who is out of the country and offers to send the keys by post, and a request to pay into a non-Dutch bank account. A viewer on the doorstep confirms the address is real and that whoever shows it can let them in. Refused entry? You get 50% back, plus a neighbourhood tour and a legitimacy check on the address.

    Klik voor Kamers doesn't say on its website whether someone else may view in your place, so check the instructions in your offer email, or ask Klik voor Kamers, before you book us. Mind the clock: you have 24 hours to confirm you'll view.

  • Can SpotView get me a room through Tilburg University, Fontys or Klik voor Kamers?

    No. We only attend viewings you've set up yourself and report on them. Reserved rooms go through Tilburg University, Fontys places international students with landlords it works with (applying doesn't guarantee a room), and Klik voor Kamers registration is free.

  • My viewing is in Goirle, Oisterwijk or Berkel-Enschot. Can you cover it?

    Book it under Tilburg with the full address. We offer it to verified viewers in and around Tilburg, and if none of them can take it, the booking is cancelled and refunded in full.

  • The rent looks too high. Where can I get help in Tilburg?
