Your Rotterdam viewing, attended while you're still abroad

Rotterdam is hard to rent in from a distance. Erasmus University Rotterdam can reserve rooms for only about a quarter of its incoming international students, and expats arriving for work meet a private market where rents per square metre are rising faster than in Amsterdam, The Hague or Utrecht.
The Rotterdam rental market in 2026
Erasmus University Rotterdam (EUR) holds around 1,200 reserved rooms through six providers — SSH, Xior, RoomPlaza, ISHR, The Social Hub and Student Housing Willemskade — enough for about 25% of the international bachelor, pre-master, master and exchange students who arrive each year. The university calls the shortage 'dramatic' and tells newcomers to budget €700 to €1,000 a month, often plus utilities, and to start at least three months before arrival.
For a room on the open market, Kamernet's first-quarter 2026 report put Rotterdam's median rent at €710 a month, the same as a year earlier and above the national figure of €660. A student quoted on Rotterdam School of Management's housing page puts a Kralingen room at €600 to €900 including utilities.
Flats are where prices are moving. Pararius data for the third quarter of 2026 shows new tenants in Rotterdam's free sector paying an average of €22.92 per square metre a month, up 5.0% on a year earlier — the sharpest rise among the big cities Pararius compares.
The student housing lists of Stadswonen (€25 to join) and SSH (€35) need more than 15 months and about 24 months of registration respectively, so most newcomers rent privately.
Rules that only apply in Rotterdam
Room-rental permits, and seven neighbourhoods with no new ones
A Rotterdam landlord needs a kamerverhuur permit once three or more room occupants share a home, or when they live in and let rooms to two or more people. The municipality issues no new permits in seven neighbourhoods where many rooms are already let: Bergpolder, Carnisse, Kralingen West, Kralingen Oost, Oud Mathenesse, Struisenburg and Tarwewijk. Existing permits there stay valid, and the city's Kaart Kamerverhuur shows whether room rental is allowed at a given address.
Houses of four or more: students only
Where four or more people rent rooms in one home, the permit only allows letting to students, and each needs at least 18 m² of living space counting their share of the shared rooms.
A housing permit on certain streets
Since 1 December 2025, renting on a list of designated streets — Pleinweg and Charloisse Hoofd among them — requires a free huisvestingsvergunning for everyone aged 16 or over moving in. The municipality checks for past housing nuisance, and without the permit you can't rent the home or register there.
A reporting point that acts
The Meldpunt ongewenst verhuurgedrag takes reports, with DigiD, of excessive rent or service costs, deposits over two months' basic rent, double agency fees and discrimination — even from people still searching. When Argos checked Kamernet adverts in summer 2026, eight in ten Rotterdam rooms were priced above the legal maximum, but Rotterdam, unlike most municipalities, had acted hundreds of times on its own initiative.
Where people rent, and getting around
Kralingen and Campus Woudestein
EUR's main campus, Woudestein, is reached by tram 7 to the Erasmus Universiteit stop, or by metro to Kralingse Zoom and a ten-minute walk. Kralingen is the area RSM quotes for student rooms.
Delft and the surrounding towns
EUR itself suggests looking in nearby cities such as Delft, which are reachable by public transport. If your viewing is outside Rotterdam, give us the address when you book and we'll check a viewer can get there.
Arriving for work
The Rotterdam International Center, a service of Rotterdam Partners, is a one-stop shop where internationals can book appointments to register with the municipality and get a BSN, collect a residence permit from the IND and open a Dutch bank account.

Will the paperwork let you register?
Anyone staying over four months must register within five days of arriving, with a rental contract or landlord-signed tenancy agreement no more than three months old. Our viewer asks whether registration is allowed; if the street needs a housing permit, add that to your questions.
Does the house have a room-rental permit?
Add it to your questions and our viewer asks the landlord or agent, so you can compare the answer with the Kaart Kamerverhuur before you sign.
Is the rent within the legal limit?
Our viewer asks whether the rent is within the legal limit and what the service costs cover. Add room size and the number of housemates to your questions and you have what the Huurcommissie's huurprijscheck needs.
Can the person showing it let you in?
A viewer at the door confirms the address exists and that whoever shows it can open it. Refused entry? You get 50% back plus a neighbourhood tour and a legitimacy check.
Scams aimed at people searching from abroad
EUR warns of frauds aimed at students searching from abroad. Erasmus Magazine reported in June 2026 that the student union LSVb's helpline logged 263 questions and reports from international students in a year, and that fraudsters now supply fake references from 'previous tenants' before asking for rent, a deposit and 'insurance fees' up front, often via Facebook.

Do I need a housing permit to rent in Rotterdam?
Only on the streets the municipality has designated since 1 December 2025, so check the address on rotterdam.nl first. The permit is free, but a decision usually takes up to five weeks — allow for that before your move-in date.
I'm moving for work, not study. Can I rent a room in a Rotterdam student house?
In a home where four or more people rent rooms, Rotterdam's permit only allows letting to students. Ask how many people live there before you apply, or add it to the questions our viewer asks.
Can SpotView get me a room through EUR, SSH or Stadswonen?
No. We don't allocate or find rooms — we attend viewings you've arranged and report back. For EUR's reserved rooms, book through the university's housing pages; SSH and Stadswonen run their own registration lists.
