Renting in Amsterdam from abroad? Send someone to the viewing.

SpotView sends an ID-verified viewer to the Amsterdam rental viewing you've booked. For €29, BTW included, they check in at the door with GPS, film the home and the street, score 24 checks, put your questions to the agent and send you a written verdict the same day.
Amsterdam is the most expensive Dutch city to rent in, and its costliest mistakes rarely show in listing photos: a rent far above the legal maximum, an address you can't register at, a 'short stay' contract that strips your rights. Those are the questions worth sending someone to ask.
The Amsterdam rental market in 2026
Kamernet's report for the second quarter of 2026 puts the median private student room in Amsterdam at €950 a month, the highest of the 17 cities it tracks; the national average was €643. For whole homes in the free sector, Pararius measured €28.69 per square metre for new tenants in the same quarter, again the highest in the country, against a national average of €20.94.
A high price isn't a legal one. Argos checked Kamernet listings in July and August 2026: 97% of the Amsterdam rooms it studied were advertised above the legal maximum, by €421 a month on average, and the city told Argos it called only two landlords to account in 2025. In practice, the checking falls to you.
The National Student Housing Monitor, published in September 2026, also names Amsterdam among the nine Dutch cities where pressure on student housing is highest.
Who is searching, and where
UvA and VU students
The University of Amsterdam can house about 50–60% of the international students who apply, by lottery and for a year at most, with a non-refundable housing fee on top of the rent. VU Amsterdam says it can offer a room to roughly half of its first-year international students. Everyone else looks privately.
Where they look
Non-profit rooms on ROOM.nl and Studentenwoningweb go largely by registration time, which UvA puts at two and a half to three years on average, though some internationals get priority. Most newcomers end up on Kamernet, Pararius and Huurwoningen, with competition peaking in July and August.

Where is the points calculation?
Landlords must hand over a points calculation (WWS) when they let a home, but not in the advert. !WOON, the city-funded tenant service, regularly sees contracts that state a points total without the calculation, and a rent above what those points allow. Can you register here?
You must register within five days of arriving to get the BSN you need to work, open a bank account and take out health insurance. !WOON warns that illegal sublets are common and that a landlord who refuses registration is a red flag.
Does it need a housing permit?
Since 1 July 2025, new tenants of Amsterdam homes in the mid-rent band (144 to 186 points) need a housing permit (huisvestingsvergunning) before moving in. With a private landlord you apply yourself; it usually takes about two weeks and can take eight.
What kind of contract is it?
Fixed-term leases have been restricted since 1 July 2024, but are still allowed for international students and a few other groups. !WOON reports landlords misusing a 'short stay' label on long lets to sidestep tenant protection.
Deposit and fees
A deposit can be at most two months' bare rent, and you pay agency fees only if you hired the agent yourself. Deposits were the most common subject of landlord complaints to !WOON in 2025; in Amsterdam alone, 203 involved one not paid back in full.
Heating and pipes
!WOON heard complaints all through 2025 about heating in gas-free new builds, sometimes out for weeks, and found lead water pipes in about 6% of some 1,000 private crawl spaces it checked with the city. Our viewer tests the radiators and hot water; for an old building, ask about the pipes.
Areas, and widening the search
UvA's own advice is not to expect a canal-view room in the centre at an affordable price. Its housing team suggests Diemen, Amstelveen, Haarlem, Zaandam, Almere, Purmerend and Hoofddorp, all within an hour's commute.
Moving out doesn't always mean paying less. Amstelveen (€25.10 per m²) and Hoofddorp (€23.87 per m²) were the second and third most expensive free-sector markets in the country in Q2 2026. Rooms differ: Haarlem's median student room was €750, against €950 in Amsterdam.
Help that exists in Amsterdam
IN Amsterdam, at the World Trade Center, is the region's one-stop shop for international newcomers. If your employer is an IND-recognised sponsor and you or it has an address in Amsterdam or a partner municipality, it can combine registration and the BSN with residence-permit formalities.

Scams aimed at people who are still abroad
!WOON's report on 2025 describes a canal flat offered for €800 all-in at an address already used in a scam four years earlier, and house-hunters asked for rent and deposit before seeing anything, which it says people still abroad are especially vulnerable to.
Someone at the door settles what a scammer can't fake: that the home exists and the person showing it can let you in. If your viewer is refused entry, you get 50% back and still receive a neighbourhood tour and a legitimacy check on the address.

Can SpotView get me a UvA or VU room?
No. University rooms are allocated by each university's housing service, at UvA by lottery. We attend private-market viewings you've already arranged and report back.
Can you tell me whether an Amsterdam rent is legal?
We don't give legal rulings. Our viewer asks for the points calculation and notes the energy label; add room sizes to your questions and the report will hold what the Huurcommissie's Rent Check needs. If the result looks wrong, !WOON advises tenants for free.
Do I need a housing permit to rent in Amsterdam?
