Can't get to your Leiden viewing? A verified viewer goes in your place.

If you've booked a viewing in Leiden and can't be there, SpotView sends someone who can: an ID-verified viewer who checks in at the door with GPS, films the rooms and the street, works through 24 checks and asks the landlord or agent the questions you wrote when booking. The report ends in a written verdict, and the whole job costs €29, BTW included.
Leiden is a hard place to rent from a distance. Leiden University strongly advises international students who haven't found housing before leaving home not to come, and to consider deferring. And of the Leiden rooms advertised on Kamernet this summer, most were priced above the legal maximum.
Leiden rents in 2026
Kamernet's rent report for the last quarter of 2025 put the median private student room in Leiden at €655 a month, 17% more than a year earlier. DUWO and other corporation rooms aren't counted. Leiden University's own price guide, service costs included, is €450 to €750 a month for a room in Leiden and €650 to €950 for a studio.
A high rent is not always a legal one. The investigative programme Argos analysed more than 2,500 Kamernet room adverts from the summer of 2026 against the points system that sets each room's maximum rent, and 81% of the Leiden rooms were advertised above it.
The National Student Housing Monitor, published in September 2026, counts Leiden among the nine Dutch cities where the student housing market is under most strain.
Who is searching in Leiden, and where
International students at Leiden University
The university reserves a limited number of DUWO rooms for new international students and guarantees one to nobody. From the September 2026 intake, exchange students go first and one-year master's students second; bachelor's and two-year master's students come last, with what the university calls small chances. Its rooms cost €425 to €1,200 a month with utilities, on contracts of at most a year that can't be extended.
PhD candidates, researchers and LUMC staff
The university has a waiting list for its few homes for international PhD candidates and visiting academics, at €1,000 to €1,350 a month. It can't house LUMC staff other than PhD candidates, and LUMC doesn't arrange housing for its international employees.
Everyone else, on the open market
The university points students to ROOM and other non-profit providers, to platforms such as Kamernet and Pararius, and to Facebook groups where students advertise rooms. Private listings are the hardest to judge from abroad.
The towns around Leiden
The university suggests including Oegstgeest, Voorschoten, Katwijk and Noordwijk in your search. Rent there and you register with that municipality rather than with Leiden, and Leiden's rental permit, described below, doesn't apply.
Leiden's rental permit
Since 2024, landlords letting homes in designated parts of Leiden have needed a rental permit (verhuurvergunning) from the municipality: for new lettings from 1 January, and for landlords already letting before then from 1 July. It covers rooms as well as self-contained homes, with some exceptions, and its conditions include a bare rent no higher than the legal maximum and a deposit of no more than two months' bare rent. The municipality publishes a map and a postcode list of the areas it applies to.
Questions your viewer puts to a Leiden landlord
Can you register at this address?
You book an in-person registration appointment with the municipality within five days of moving, and registering is what gets you a BSN, your citizen service number. Leiden University warns that some places, sublets among them, don't allow it, so the viewer asks the landlord directly.
Is the rent within the legal limit?
The viewer asks, along with what the service costs cover. To run the Huurcommissie's Rent Check yourself, add the room size and the number of housemates sharing the kitchen and bathroom to your questions when you book, and the viewer records the answers.
Deposit and contract
How many months' deposit, how and when it comes back, the type and length of the contract and the notice period. In a permit area, a deposit above two months' bare rent breaks the permit's conditions.
Scams that target renters abroad
Leiden University's warning signs: an agency based outside the Netherlands, pressure to sign straight away, payment in cash or to a non-Dutch bank account, and a request for your passport or ID in advance. It suggests comparing the advert's photos with Google Street View.
Street View can't tell you who holds the keys. A viewer at the door confirms the address exists and the person showing it can get in. If our viewer is refused entry, half the fee comes back, with a neighbourhood tour and a legitimacy check on the address.

Can SpotView get me a DUWO room through Leiden University?
No. SpotView doesn't hand out rooms of any kind. University rooms with DUWO are requested through Leiden University, with a €285 housing fee. We attend viewings you've arranged yourself and report on them.
My viewing is in Oegstgeest, Voorschoten or Katwijk. Can you send someone?
Yes, if a viewer can take it: book under Leiden with the full address. If none of our verified viewers in and around Leiden can, the booking is cancelled and refunded in full.
I'm studying at Leiden University's campus in The Hague. Which city do I book?
Choose Den Haag in the booking form; it's a separate city on our list. For an address somewhere between the two, choose whichever city is nearer and give the full address.
Will the viewer check the landlord's Leiden rental permit?
Only if you ask: the permit isn't one of the 24 checks. Look the address up on the municipality's permit map or postcode list; if it's in a permit area, add the question when you book and the viewer will put it to the landlord.
