SpotView sends an ID-verified local to the Delft rental viewing you've already booked. For €29 all-in, they check in at the door, film the room and the street, work through a 24-point checklist, ask the landlord your questions and send you a verdict the same day.
Delft is where we ran our first viewing, and it's a city where a lot of people search from abroad: TU Delft has thousands of international students, and each new one has to find a room before they arrive.
Renting in Delft right now
TU Delft's own housing service can offer a room to roughly 40–45% of new incoming international students. Everyone else looks on the private market — Kamernet, Pararius, Facebook groups, agencies — usually from another country, and usually against several other applicants per room.
That market is tight and often overpriced. An Argos investigation published in August 2026 checked rooms advertised on Kamernet and found 62% of Delft rooms priced above the legal maximum, by an average of €186 a month. Nationally, a private student room averaged €643 a month in the second quarter of 2026.
ROOM.nl, where DUWO and other housing providers list student rooms, costs €35 to register and rewards years of registration, so newcomers rarely get a room there in their first year.
What Delft rentals tend to look like
Rooms in student houses
The most common option: your own room, with the kitchen and bathroom shared with three to ten housemates. How many people share one shower matters more than the photos suggest.
Older houses in and around the centre
Character, canals and very steep, narrow Dutch stairs. Upper floors rarely have a lift. Older buildings are also worth checking closely for damp and draughts.
Purpose-built studios
Newer complexes with your own kitchen and bathroom, run by housing providers and private operators. More expensive, more predictable, and usually a shorter list of surprises.
Just outside Delft
Rijswijk, Den Hoorn and the edges of The Hague and Rotterdam are a bike or train ride away and widen the search. If your viewing is outside Delft, tell us when you book and we'll check a viewer can get there.
What our viewer found at a Delft-area viewing
Our pilot viewing, in August 2026, was a room in a four-person student house on a quiet residential street just outside Delft. The listing was right about the location and the light. The checklist found the rest: very steep, narrow stairs to the upper floors, uncovered bike parking, weak sound insulation between rooms, one shower for four people and a small shared fridge.
It was also a popular room — at least six people viewed for two rooms. Our viewer scored it 6 out of 10: a fair choice for the location and the two-year contract, with eyes open about the rest. The full report is public, with the address masked.

Is the rent legal?

Can you register at the address?
You need to register with the municipality to get your BSN, a bank account and health insurance. Our viewer asks directly, and a no is a reason to walk away.

Steep stairs, where your bike goes and how many people share a bathroom are what Delft renters notice in the first week. Every report covers all three.
Is the listing real?
Delft rooms are a common target for rental scams aimed at students abroad. A viewer at the door confirms the home exists and that the person showing it can open it.

Do I need to be in the Netherlands to book a Delft viewing?
No. Most people who book are abroad. You book the viewing slot with the landlord or agent, tell them someone is coming on your behalf, and we send a verified local.
Can you get me a room through DUWO or TU Delft?
No. We don't find or allocate rooms — we attend viewings you've already arranged and report back. For university housing, use TU Delft's housing service.
How fast can a viewer get there?
Delft is small and most addresses are a short bike ride apart. Book as soon as you have the slot: the job goes out to viewers the moment your payment lands.
Can you check whether my Delft room is overpriced?
